The problem with how Spanish property searches usually work

Here is something most buyers on the Costa del Sol do not know: every estate agent wants to own both sides of a property deal.

Say an agent has a €500,000 villa with a pool and sea views on their books, and two buyers already in their pipeline who want exactly that. That agent has no incentive, none, to let any outside buyer near it. If they sell to one of their own buyers, they keep the full commission. The moment another agency’s buyer gets involved, the commission gets split. So from a purely commercial standpoint, it is better for that agent to keep the listing away from everyone else and wait for their own buyers to come through.

That is not dishonesty. It is just how the model works. But as a buyer, it means that if you are working with one estate agent, you are only ever seeing the properties that agent is motivated to show you, which is never the full picture.
